Historically, winter is a great time to buy a home. There is less competition, fewer other buyers, and people who are selling generally are motivated to take your offer.
However, that doesn’t mean that it’s a perfect time to buy. There are problems from winter that you don’t see in any other season and can hinder your process. Here are three tips to winter home buying.
Don’t Get Yourself Into Holiday Problems
Buyers in winter may have images of a warm home for the holidays with their whole family in the house with you, but that can be a tough sell right before the holidays. With the other bills you have to deal with, you can build up a lot of debt in a hurry. This can mess up your debt-to-income ratio and possibly botch your sale. Don’t let buying your kid a PlayStation cost you a house. Budget for the purchases and you can succeed at both.
Visualize The Home You Want
Take a hard look at the home you’re looking at. You may have to visualize what it’s going to look like, since the landscaping may be dead or covered in snow and ice. Don’t turn a house down that you love because you can’t visualize what it will be in the summer. Ask for pictures of the home in its optimal state to get an idea of what you’re dealing with.
Imagine the home you want and pretend that the flowers are blooming and leaves are on the trees, and you can figure out if you love it or not.
It’s winter. You’re going to deal with delays and issues with viewings and schedules. Don’t bail on a house because a viewing gets cancelled. Understand that winter makes a fool of anyone who schedules anything in the winter. Nobody wants to drive through hazardous conditions to view a home they could see on a safer day.
Understand that winter will mess with your schedule, and you’ll be happier.
